ARCHITECTURAL INFORMATION

The process for filing a permit application has changed due to the Henderson County Ordinances. ALL PROPERTY OWNERS are now required to file an application for a Henderson County FloodPlain Assessment before clearing the lot. You can get the application from the Henderson County Website or from the  Henderson County FloodPlain Coordinator. You can also get a copy of the procedures you need to follow. Before getting an application for a permit from the Hidden Hills Harbor Architectural Committee, the FloodPlain Assessment process must be completed and signed off.  These ordinances and requirements are from the County, not the Association. However, the Association is requiring proof from the county this process has been complete before any building permit will be issued. This can be in the form of an email from the county or the Flood Plain Assessment itself.  This ordinance is in place to protect both you, the property owner, and the Association. Thank you for your cooperation in following the procedures.

Per Texas Property Law, SB 1588, Architectural Committee members can not be made up of members of the Board of Directors. Therefore, Hidden Hills Harbor needs residents who are willing to serve on the Architectural Committee. One of the duties of the Architectural Committee is to ensure all residents are in compliance with the current covenants and restrictions. It is up to every resident in Hidden Hills Harbor to follow these Covenants and Restrictions and keep their properties looking nice and not in a state that will detract from the value of any other property within Hidden Hills Harbor.

Below is a checklist of all items needed to be issued a building permit within Hidden Hills Harbor:

  1. Henderson County Flood Plain Assessment.
  2. Engineered Plot Plan showing placement of all structures in relation to the property easements.
  3. Architectural finished floor plans with dimensions of the home to show 900 sf minimum of heated and air-conditioned space.
  4. A Signed report from a licensed septic system engineer as to the viability of the current septic system to handle the new home, or a new septic system plan designed and to be installed by a licensed septic system company who are approved by Henderson County and the TRWD.
  5. Building permit form which can be found above by clicking the link. 
  6. $100 non-refundable Building Permit Fee. 

MOST COMMON RESTRICTION VIOLATIONS

1.  Mobile homes showing up without prior approval of the Architectural Committee.

2.  Sheds being brought in with the purpose of using them as dwellings.

3.  Mobile homes or site built home plans of less than 900 sqft minimum being brought in.

4.  Not submitting building permit before construction begins.

5.  RVs being used as permanent dwellings. 

6.  Trailer skirting missing 

7.  Grass taller than 36 inches
